About the Role

Role Overview

Own day-to-day sustainability delivery on a live construction site. You’ll coordinate LEED (v4/v4.1) and Estidama PBRS requirements from pre-construction to handover—planning submissions, hosting audits, verifying field works, and securing Pearl Design Rating → Pearl Construction Rating. A core part of the role is materials governance: reviewing construction-phase LEED materials (e.g., low-emitting, EPD/HPD, product transparency) and ensuring each material submittal also complies with applicable LEED design credits (e.g., Energy Performance, water use reduction) so the project’s credit strategy remains consistent from design through construction.

Key Responsibilities

  • Certification delivery (LEED & Estidama)
    • Build and maintain the construction-phase credit plan, evidence logs, photo records, and monthly dashboards.
    • Prepare and upload documentation to LEED Online and the Estidama portal; manage clarifications to award.
  • Estidama stages & audits (site-based execution)
    • Early Works (if applicable): Coordinate early works submissions; align evidence with the main PDR/PCR pathway.
    • Pre-PCR audit planning: Submit the Construction Rating Questionnaire (CRQ), book Stage 1–4b audits, maintain the Site Audit Checklist and risk register.
    • PCR – Pearl Construction Rating: Compile the final submission linked to completion; respond to clarifications; secure the Construction Rating Award.
  • Materials & procurement compliance (LEED & Estidama)
  • Check for consistency: For every material submittal, verify compliance with LEED construction-phase credits (e.g., Low-Emitting Materials—adhesives, sealants, paints/coatings, flooring, ceilings/walls/insulation; composite wood formaldehyde; emissions testing, EPDs, Material Ingredients/HPDs/BPDo, Sourcing of Raw Materials) and confirm it supports any applicable LEED design credits (e.g., HVAC system, Building envelope, Water fixtures, metering) claimed in the design stage.
  • Maintain reviews with procurement to prevent noncompliant substitutions; require product data, declarations (EPD/HPD), VOC content/emissions test reports, SDS, and manufacturer letters as applicable.
  • Keep a live materials tracker mapping each product to the design-intent credits and construction-phase credits; flag gaps early and drive ubstitutions/alternates for compliance.
  • Ensure Estidama PRs/credits material requirements are met in parallel; align with architectural specifications and submittal schedules.
  • Site inspections, NCRs & reporting
    • Run routine sustainability walks; raise/close NCRs and corrective actions; deliver toolbox talks and review monthly sustainability reports; align with QA/QC & HSE.
  • Construction IAQ & handover readiness
    • Review and ensure the implementation of Construction IAQ Plan: filtration, housekeeping, moisture control, storage/covering of absorptive materials; plan and document flush-out or testing.
  • Waste & resource performance
    • Review the CDWMP (segregation, weighbridge tickets, diversion reporting); track temporary site energy and water KPIs; drive improvement actions with the contractor.
  • Commissioning coordination
    • Coordinate with CxA/ICA on pre-functional checklists, TAB witness, issues log, and evidence required for Estidama Stage 4 and PCR close-out.
  • Stakeholder & authority liaison
    • Lead coordination with main contractor, subs, client reps, and authorities for audits, submissions, and close-out; keep risks, actions, and deadlines visible.

What do we need from you

Minimum Qualifications

  • Bachelor’s in Engineering, Architecture, Environmental Science, or similar.
  • LEED AP and Estidama PQP required (with proven Pearl delivery experience).
  • 4–5 years delivering LEED/Estidama on live construction sites in the GCC, including audit hosting, PCR close-out, issuing NCR to contractor.
  • Strong command of PDR→PCR workflow and Stage 1–4b audit expectations; confident managing CCRs/clarifications.
  • Proficiency with LEED Online, Estidama templates, MS Excel for logs & dashboards.
  • Mandatory: UAE Driving licence and Car
