About the Role

Primary Duties and Responsibilities of the Project Director Include (but Are Not Limited To):

  1. Project Oversight & Delivery
    Ensure the successful design development and delivery of projects while monitoring overall project health. Manage project teams and resources, including large projects or designated sections of complex projects. Lead team coordination through regular client meetings, issue-specific discussions, internal team sessions, and interdepartmental collaborations.

  2. Project Control & Reporting
    Oversee team communication and coordination with the Project Control and Project Management (PC/PM) teams to develop dashboards, design management plans, project execution strategies, progress reports, and resource/cost tracking. Ensure accurate and timely reporting (daily, weekly, monthly) to identify and resolve bottlenecks or scheduling conflicts, keeping the project on track in terms of time and budget. Monitor performance and expenditures against plans through consistent review.

  3. Client & Stakeholder Relations
    Maintain strong communication with the client’s senior management to address and resolve conflicts between stakeholders. Provide leadership during project execution to sustain positive relationships with sub-consultants, internal teams, PMs, and the client. Ensure that all external business interactions uphold high professional standards.

  4. Quality Management
    Lead the implementation of the company’s quality management processes across all project activities. Promote quality awareness and conduct monthly QA/QC reviews. Address and rectify non-conformances while ensuring preventative measures are established. Participate in biannual quality audits as required.

  5. Team Development & Leadership
    Support career planning, mentoring, and promotion processes for team members. Foster a collaborative team environment, motivating individuals to achieve project goals. Guide architects, senior architects, design managers, associates, and directors in meeting KPIs, quality benchmarks, and performance targets.

  6. Collaboration & Strategic Oversight
    Engage with other architectural practices within the organization to coordinate project stages, share workloads, and ensure delivery excellence. Advise senior management on areas including operational improvement, risk mitigation, and strategic financial matters such as cash flow and collections.

  7. Financial Coordination
    Provide timely updates to the accounts team to support accurate invoicing and assist in ensuring prompt payment collections. Undertake additional responsibilities as assigned by the Managing Principal and Managing Directors in alignment with company policy.

  8. Business Development & Partnerships
    Identify and evaluate new business opportunities. Lead all aspects of deal execution including partner prioritization, strategic and financial analysis, deal structuring, negotiation, and implementation. Cultivate and maintain strong relationships with senior executives within partner organizations to promote the company’s services and proactively address client objectives. Serve as a local architectural representative responsible for protecting and promoting the brand identity.


What do we need from you

  • Possession of a professional degree in Architecture (Bachelor’s or Master’s) from an accredited program is mandatory.

  • A minimum of 19 years of experience in architectural design consultancy, with at least 9 years of local (regional) experience.

  • At least 9 of the 19 years must be in design development and documentation within an architectural consultancy practice, including a minimum of 1–2 years in the role of Project Director.

  • Proficient in CAD with a general understanding of BIM workflows and methodologies.

  • Membership in the Chartered Institute of Building (CIOB) or the Royal Institute of British Architects (RIBA) is preferred.

  • Demonstrates a strong foundation in architectural principles and practices, with well-rounded knowledge of the design and construction industry.

  • General understanding of related disciplines including MEP systems, master planning, infrastructure, landscape, interior design (ID), and other stakeholders involved in project delivery.

  • Well-versed in local and international building codes, as well as building materials and product standards.

  • Proven experience in managing large, multidisciplinary design teams, ensuring effective project execution through strong leadership and coordination.

  • Experience working on high-profile international projects, including hospitality developments, high-rise residential buildings, hospitals, family entertainment centers (FECs), science museums, shopping malls, and mixed-use developments.

  • Involvement in key organizational processes such as staff interviews, performance evaluations, mentorship programs, and technical input for bidding processes including RFP evaluations and bid/no-bid decisions.

  • Demonstrated ability to develop systems and processes that enhance design quality and efficiency. Experience in preparing templates and resources for use across global offices.

  • Excellent communication, client management, and team leadership skills, with the ability to build trust and alignment across diverse stakeholders.
