About the Role

The Investment Manager will lead the origination, evaluation, and execution of real estate investment opportunities through Joint Ventures, Funds, and Long-Term Lease structures, ensuring alignment with Vision 2030. The role requires deep knowledge of the Saudi real estate market, CMA fund regulations, and due diligence processes (FDD & LDD). The Investment Manager will analyze investor-submitted offers, perform risk assessments, and provide clear recommendations to decision-makers.


What do we need from you

1. Investment Origination & Structuring

  • Identify and source real estate investment opportunities across commercial, residential, mixed-use, and entertainment projects.
  • Structure and negotiate Joint Ventures, Long-Term Lease Agreements, and Fund/SPV setups with investors and developers.
  • Originate and attract interest from local and international investors, ensuring alignment with the entity’s strategic objectives.

2. Financial & Legal Due Diligence (FDD & LDD)

  • Lead and coordinate Financial Due Diligence (FDD) processes, including reviewing financial statements, project cash flows, and valuation models.
  • Manage Legal Due Diligence (LDD) with internal and external counsel, reviewing land titles, lease terms, shareholder agreements, and regulatory compliance.
  • Identify, assess, and escalate legal, financial, and operational risks before project commitment.
  • Prepare comprehensive due diligence reports with clear recommendations for senior management and investment committees.

3. Analysis of Investment Offers

  • Review and assess offers/proposals submitted by potential investors and development partners.
  • Conduct risk assessments on investor proposals, focusing on financial feasibility, alignment with government regulations, and long-term sustainability.
  • Benchmark investor terms against market norms and recommend optimal deal structures.
  • Present investment recommendations, risks, and mitigation strategies to senior management and board-level committees.

4. Financial Analysis & Modeling

  • Develop detailed financial models to evaluate potential projects, incorporating IRR, NPV, DSCR, and sensitivity/scenario analysis.
  • Utilize Excel, PowerPoint, and Power BI to prepare investment decks, dashboards, and board presentations.
  • Evaluate potential exits, refinancing, or restructuring options for underperforming projects.

5. Fund & Regulatory Compliance

  • Establish and manage real estate investment funds (REIFs) and SPVs under CMA Fund Regulations.
  • Ensure all investment activities comply with Saudi financial, regulatory, and tendering frameworks.
  • Coordinate with legal, finance, and compliance departments to maintain best governance standards.

6. Stakeholder & Investor Engagement

  • Build strong relationships with sovereign funds (PIF), family offices, developers, banks, and international investors.
  • Lead negotiations with potential partners and investors to maximize value creation.
  • Represent the entity in investor roadshows, conferences, and government-level discussions.

7. Portfolio & Performance Management

  • Monitor existing investments against agreed KPIs and financial targets.
  • Report on fund/project performance using Power BI dashboards and executive summaries.
  • Recommend corrective actions for projects that deviate from financial or operational plans.

What's in it for you?

Education Master’s degree in Finance, Economics, Business Administration, or Real Estate. Professional certifications CFA or FMVA required.

Experience 7–12 years in real estate investment, project finance, or private equity, preferably within KSA/GCC. Proven experience in FDD, LDD, and structuring JVs/Funds is essential.

Regulatory Knowledge  Strong expertise in CMA fund regulations, real estate laws, and PPP frameworks in Saudi Arabia.

Technical Skills Advanced skills in Excel (financial modeling), PowerPoint (investor presentations), and Power BI (dashboards/analytics).

Market Knowledge Deep understanding of Riyadh/KSA real estate market dynamics, pricing, land valuation, and demand drivers.

Languages Fluent in Arabic and English (written and spoken).

Soft Skills Strong analytical, negotiation, and risk assessment abilities. Ability to present complex investment recommendations clearly to senior stakeholders.
