ERTO serves as the contractor, responsible for delivering comprehensive services including routine and preventive maintenance, asset renewals, and upgrades, in alignment with health, safety, and environmental standards. ERTO plays a key role in coordinating with stakeholders, ensuring compliance with ISO-certified management systems, managing risks, optimizing asset performance, and implementing sustainability initiatives to reduce the environmental impact of operations. Additionally, ERTO oversees the safety documentation, change control processes, and ensures that all activities align with Transport Infrastructure Ireland’s (TII) goals for efficiency, resilience, and sustainability.
We are in the Dublin Tunnel Control Building on East Wall Road, Dublin 3. The position requires compliance with ethical codes, internal rules, local regulations, and health and safety rules for Egis Road and Tunnel Operation activities. This site is secure and offers parking.

The Asset Manager leads the lifecycle management of all infrastructure, plant, equipment, and systems across the Motorway Operations Control Centre (MOCC), Dublin Tunnel (DT), and Jack Lynch Tunnel (JLT). This key leadership role is responsible for strategic asset planning, condition monitoring, renewals forecasting, and integration of maintenance and project activities in accordance with ISO 55001 standards, the Forward Capital Works Programme (FCWP), and Transport Infrastructure Ireland (TII)’s Asset Management Strategy.
The Asset Manager will oversee the use of the Maximo Maintenance Management System (MMS) to ensure informed, data-driven decisions that extend asset life, reduce downtime, and optimise value-for-money service delivery.

KEY RESPONSIBILITIES
Strategic Asset Management:
- Develop and maintain an Asset Management Strategy aligned with ISO 55001 and TII’s policies.
- Lead the implementation of the Integrated Project Portfolio (IPP) and Forward Capital Works Programme (FCWP).
- Monitor asset condition and performance using predictive analytics, obsolescence tracking, and risk-based prioritisation models.
- Identify, scope and propose high-value renewal and upgrade projects to the Service Manager (TII).
Operational Oversight:
- Ensure comprehensive and accurate asset inventories, condition assessments, and performance records in Maximo.
- Collaborate with the Maintenance Manager to ensure preventive and corrective maintenance is scheduled and recorded effectively.
- Lead interface between operations, maintenance, and project teams for whole-of-life asset optimisation.
- Coordinate technical audits and ensure compliance with statutory, safety, and environmental standards.
Project & Budget Management:
- Lead scoping, budgeting and planning of asset renewal projects in collaboration with the Project Portfolio Manager and Quantity Surveyor.
- Recommend procurement strategies and manage technical input into tender documents for asset-related works.
- Track asset-related expenditure and align with budget forecasts, cost recovery, and lifecycle costing principles.
Reporting & Communication:
- Produce monthly and annual Asset Management Reports including lifecycle trends, risks, and KPI performance.
- Ensure timely updates to the Asset Register, Safety File, and associated records following maintenance or project works.
- Provide technical leadership and advice to the Contract Leadership Team and TII Service Manager on all asset-related matters.
- Represent asset function in internal Change Control Committee and project steering meetings.
- Bachelor’s degree in Engineering, Asset Management, or a related technical field.
- Minimum 10 years’ experience in infrastructure asset management, preferably in transport or tunnel environments.
- Strong working knowledge of ISO 55001 Asset Management systems and practices.
- Experience with Computerised Maintenance Management Systems (CMMS) – Maximo strongly preferred.
- Proven experience in lifecycle cost analysis, condition assessment, and capital project scoping.
- Ideally would possess an Institute of Asset Management (IAM) Diploma, or equivalent.
