About the Role

The Mechanical BIM Modeler will be a key member of the design team, focusing on 2D drafting and 3D modeling of HVAC systems, plumbing, fire protection systems, equipment rooms, for facilities, green house plants, clean heat plants, controls and BMS integration zones, Combined Heat & Power (CHP) Plants, and performing analysis to support energy-efficient design.

Key Responsibilities:

  • Develop accurate 3D BIM models using Revit, AutoCAD, and Civil 3D in collaboration with ACC workshared environment.
  • 2D Drafting of HVAC Schematics, Duct and Pipe Routing, Mechanical and Plumbing Room Layouts, Equipment Schedules, Fixture and Drainage Plans, Trench/Pit/Service Corridor Layouts, Mechanical Coordination Sheets.
  • 3D Modeling of HVAC systems, distribution systems and Mechanical Skids and Modular Assemblies.
  • Perform or support energy and thermal analysis using HAP (Hourly Analysis Program), IES VE, Elite CHVAC, Dynamo for Revit to validate design performance.
  • Experienced in instrumentation and Metering, Asset Tagging & Performance assessment through IOTs and sensors, and familiarity with Autodesk Tandem and Maximo.
  • Collaborate with the Environmental, Sustainability and Mechanical Lead and engineers to ensure models adhere to design specifications, enforced codes and standards.
  • Produce design-development, Issued-for-Permit and Issue-For-Construction schematics, models, drawings, details and schedules.
  • Perform interdisciplinary and interface design coordination and clash detection using Navisworks with ACC model coordination interoperability.
  • Maintain accurate and up-to-date models reflecting the phased construction and turnover of geometrical and non-geometrical asset data.

What do we need from you

  • Diploma or Degree in Mechanical Engineering Technology, Building Systems, or a related field.
  • Minimum of 3-5 years of experience in mechanical BIM modeling for complex facilities and infrastructures.
  • Expert proficiency in Revit MEP, Autodesk CFD, AutoCAD MEP, Autodesk Construction Cloud, Navisworks Manage and Bluebeam Revu is mandatory.
  • Experience with energy or thermal analysis software including HAP (Hourly Analysis Program), IES VE, Elite CHVAC is a strong asset.
  • Familiarity with Canadian, Ontario and Aviation codes and standards including OBC, NBCC, CPC, ASHRAE Standards (90.1 – Energy, 62.1 – Ventilation, 55 – Thermal Comfort), CSA B52, CSA B214 (Hydronic Heating), CAN/ULC S1001, ICAO Annex 14.
  • Aviation and large-scale infrastructure project experience is required.
  • Knowledge of LEED principles and experience on certified projects is highly desirable.
  • Effective cross-disciplinary coordination; Strong communication and documentation practices; Self-directed with a continuous learning mindset and proven record in deadline-driven environments.
